This property is an absolute GEM of a place. From the 11 large bedrooms with comfy beds, to a big kitchen, dining room and a good size lounge, and that's only the main house! Outside it has two undercover hot tubs side by side for your guest to chat and chill together, with horses in the fields behind. The best part was the outstanding barn ready to party with its own equipment for singing and playing music into the early hours and flashing lights, the bar, the signs and haybale's as seating but best of all a pole to dance the night away. Along the side of this was also games room with extra bar and fridge. We went to celebrate my daughters Hen do with family and friends. This place definitely did not disappoint in fact it was much better in real life. Just wish it was a little closer but saying that the 2 hour drive wasn't bad at all. It could also do with some better tin openers lol Overall Fantastic and all 26 would highly recommend
Absolutely amazing place to stay at! We booked the whole place for a family gathering of 32 people, consisting of adults and children. Everyone really enjoyed it. The hot tubs and games room were very popular. Ample space for playing games like football, etc on the grass and parking up to 16 cars. The bedrooms were really nice and spacious with comfortable clean beds, most of which were ensuite. Kitchen was very spacious with everything you would need to cook and enjoy a meal plates, cutlery, potspans, etc. Enough seating area in both kitchen and dinning table to allow us to all eat together. So hosts Paul and Amanda were amazing from start to end. They answered all our questionsqueries, came and showed us how to work things like the hot tub, sounds system, etc. Fixed the WiFi issue instantly, allowed us to check out slightly later and gave us some treats on way out. Would definitely recommend this place, 1010.

The trip away was absolutely amazing. The pictures don't even justify how wonderful the property is. Amanda and Paul were both amazing, went through the extra effort of decorating the house in and out for Christmas. The lights around the house and on the tree outside looked stunning. So spacious as well. Would definitely go back again.

Beautiful property, lovely for a large group and so much space. Furnished to a very high standard and everything provided that you could think of. Will def be returning for a special occasion.

The farm is excellent for a family get together. Looks small on outside but its like a tardis inside. Kids loved try hot tubs. Amanda and Paul are the owners and were very helpful. They recommended Georgia a beauty therapist to come and give the ladies treatments on two days and she was lovely . The chefs recommended by Sykes were also very good.

Fantastic house Paul and Amanda were so helpful if we needed anything. Everybody said the beds were very comfortable. The games room was a real hit especially with the children as were the hot tubs with everyone.

This was a fabulous holiday property. Plenty of room it a beautiful house decor good beds very comfortable. The whole family loved it plenty of space outside for the children to play. 2 hot tubs were great sauna a bit small though. The only thing we would probably ask for is a couple of large pots for cooking. The owner was nice and friendly responded quickly when we called him. Would definitely recommend this house and would come again.
We had a fantastic stay at Lower Flass Farm! The house was the perfect size for 20 of us and had everything we needed. Nothing was too much trouble for Paul and we felt very looked after. The house is beautiful and was very clean when we arrived. It really was the perfect back drop for a wonderful week.

Brilliant holiday in lovely surroundings, cottage had everything we needed, very well equipped and there was plenty of space for everyone and there were 22 of us. Paul was very friendly and there if we needed him for anything. Ideal location for a base, plenty of outdoor space, we didnt use the steam room much but the 2 hot tubs got used a lot as did the games room which was a big hit with the grandkids. In a nutshell we couldnt fault it
We had a fabulous time at Lower Flass Farm. The facilities were excellent, especially the hot tubs and games room, and there were thoughtful touches such as the generous towel allowance for both bath and hot tub use. A relaxing, comfortable venue with superb quality beds, ample parking space and in an attractive, peaceful setting, I would highly recommend this as a venue for a celebration andor family holiday.

Clean, tidy, comfortable. Good facilities except lacking in plates for the 19 of us! Aga a little underpowered initially rapidly sorted once reported. Hot tubs very welcome. Games room well used. Plenty of wine coolers.
We stayed for a week at Lower Flass Farm. It was the perfect get away. The house is stunning, all the bedrooms were immaculate and has the comfiest beds we have ever stayed in. The house is well equip and has everything needed for a very settled stay. The owner Paul was very welcoming and attentive. We would most definitely stay again. Thanks for having us.

Beautiful house, with everything we needed. Great location and a peaceful stay. We made good use of the jacuzzi and the rooms were designed well and very comfortable. If I were to make any improvements, they would only be very minor... the toaster needs replacing, there was a stain on my bed runner, we couldnt get normal tv channels on the living room TV and maybe the hot tub could be cleaned after a couple days, but these werent really a big issue and we really did have a wonderful time and will definitely return with a bigger group. I would 100 recommend.

Overall Cottage really nice the owners will try to help you out as much or as little as you want , a few pointers which need addressing , The WiFi is poor and keeps dropping out ,this easy a big issue if you need to check email or kids want social media, no sky sports on tv , the kitchen needs new utensils ,a few things are broken or missing , we were a large group who ate in quite a bit and new kitchen utensils are required , overall the place is nice and in a quite area , 4 out of 5 stars

We have just arrived back after spending 3 nights to celebrate a special birthday with family. There were 21 of us in the group and everyone was overwhelmed at what this beautiful property had to offer. The living accommodation was fantastic as this offered lots of space to relax and dine without the feeling of being overcrowded. The outdoor hot tubs and games room were an added bonus which just added to everyone's enjoyment. The bedrooms were exceptional and of a very high standard with most having access to an ensuite. The kitchen provided everything needed to cater for large gatherings. The only downside was the range cooker tended to be a bit slow when cooking for so many but there is the use of the Aga as well and we had difficulty accessing channels some of the main TV chancels on the main TV in the living room. Would also recommend a sign from the road leading up to the property as this proved a little difficult actually locating the property itself.

We stayed at lower house farm for a joint bride hen weekend. It was unbelievable from start to finish!! The space of the cottage was beyond any expectations with the most beautiful furniture, bedding and blankets. The kitchenliving room seemed to be our area of choice as it was ideal for our many games for a large party. The two hot tubs were a perfect touch late at night when hens had danced their feet off and voices were sore from singing. The grounds were stunning and the owner was lovely. He made us feel welcome, no issue was too big or too small, any questions we had he was at the end of the phone answering them. I would 100 stay here again as a party or as a chilled get together. It would he ideal for any situation.
Beautiful place! We loved our stay there with many of the group wanting to return. Thank you for such a welcoming stay. House was clean and warm, with brilliant facilities. A welcome basket with goodies showed the kindness of the home owner. We would definitely recommend this house to friends and family.
